Exchange of Contracts after 24 hours
You will have everything you need to make a fully informed offer, rather than making it 'blind' and finding out about problems later. Once an offer is accepted, there is no need to wait for surveys, reports or financial arrangements, because they are done in advance. After a cooling-off period of 24 hours, the contract can be exchanged and a mutually acceptable moving date agreed (usually one to two months later).
One Solicitor, One Transaction
Because the Spring Pack instructs an independent solicitor, there is no need for both parties to commission their own legal assistance. You may consult your own solicitor if you wish but it is not necessary to do so and incurs extra cost. The transaction will be verified by one solicitor who is independent of both the buyer and the seller.
Spring eliminates the usual period of uncertainty and delay. Instructed by Spring all legal work is completed by independent solicitors.
No Gazumping
The longer the delay from offer to exchange of contracts, the greater the risk of being gazumped. Because the deal is done quickly this eliminates that risk.
The Spring Process
Spring Buyer's Questionnaire
The Spring Buyer's Questionnaire is secure and password-protected. You will be required to provide all relevant personal information to ensure that you are able to proceed with the purchase and to satisfy money laundering regulations. This adds value to your offer, giving confidence to sellers and making your offer more acceptable. You will be asked to provide identificaton at this stage.
Mortgage
To be in a position to purchase a property and sign contracts you must (if needed) have a mortgage already agreed. If you do not have a mortgage in place, we can arrange one for you, subject to status, within 24 hours. You and your estate agent can track progress online whilst the reports are being gathered.
The Spring Property Pack
The Spring Property Information Pack is a thorough and reliable report on the title, condition and current market value of the property. It is prepared by property professionals for Spring.
The Spring Property Information Pack is prepared by independent solicitors and surveyors. It contains:
- A surveyor's report (prepared by an independent surveyor; guaranteed and covered by professional indemnity insurance)
- A Valuation
- A legal title report (prepared by an independent solicitor)
- Contract
- Fixtures and fittings list
- Title indemnity insurance policy (providing insurance for hidden defects in titles)

Chainbreaking
Spring can free you from the chain and help you to move right away. In certain circumstances, Spring will facilitate the purchase of your existing property to enable you to buy your next home, if you are in danger of losing your dream house because you've been unable to sell your current home. Alternatively if you are in a chain the parties are not able to utilse this service, then the parties can make use of the Spring Central Exchange System, which will provide certainty of exchange date and completion. What will it cost?
Whether you're selling a house or buying one, there are no up-front costs with Spring. You only pay when you complete on a house deal.
There are no 'add ons', on enhanced fees, not hidden extras on search fees, no additional charges to receive surveys.
Our charges are transparent and identifiable
As each property is unique, the searches that have to be undertaken will vary, as do the prices for those searches, for each region of England and Wales. By using our cost calculator each of the estate agents using our service will provide you with a perceived figure, which you will pay on completion.
