One Solicitor

The Spring Pack contains the information that is usually compiled by two solicitors; there is no need for both parties to commission independent legal assistance. The transaction can be verified by one solicitor. Because Spring instructs individual solicitors and surveyors - who are not instructed by the seller and/or the buyer - there can be no possibility of a conflict of interest arising, or of the reports being infuenced by those parties.

As the estate agent you still have contact with your customers in the usual way. It's still your job to market and sell the house. But by using Spring, you can spend more time with your customers and less time on administration.

No Financial Risk

There is no charge to estate agents for using the Spring service and there are no up-front costs for your clients. Upon completion, the buyer and the seller pay for the costs and you recieve your commission for handling the sale in the usual way.

Fewer abortive sales under Spring means costs are reduced.

Unlike other key professionals involved in the process, estate agents cannot claim abortive costs if a sale falls through - there is a big difference between 'want to buy' and 'able to buy'. This leads to smaller re-advertising and marketing costs, and no awkward questions from other potential buyers wanting to know why previous sales on a property fell through.
